Roof Maintenance Tips

January 10, 2012

The roof is one of the most important parts of our house – it protects us from harsh weather conditions and ensures that our families and our belongings are well secured.  However, we often neglect to maintain it, which can result in damages and added costs.

Regular roof maintenance is important, so if you are not aware of how to properly care for your roof, here are a few tips…

  • Conduct a regular roof inspection. Check your roof at least twice a year, preferably during spring and fall, for leaks, missing shingles, discolorations, or anything unusual.  Make necessary repairs as soon as possible, and you will be able to prevent minor issues from turning into major ones.
  • Clean your gutters. Make sure there are no leaves and debris in them, and if leaks or minor repairs are needed, make them while you are cleaning.
  • Insulate your roof. This will make your home cooler in the summer weather and warmer in the winter. Make a note to also include a vapor retarder under your insulation, so no moisture will be able to rise into your attic.
  • Remove any tree branches that hang over your roof. They can easily scratch the shingles, especially when they are hanging low due to rain and accumulated moisture. Trimming overhanging branches also helps to avoid added debris and leaves in your gutter.
  • Make sure that your house is well ventilated. Too much accumulated heat and moisture will cause shingles to buckle and may rot your roof cover and beams.
  • Invest in quality roof materials. Durable, high quality materials last longer and will work more effectively, and even if they are more expensive up front, they will save you more money in the long run by minimizing constant repairs and replacements.
